We are very pleased to introduce our newest resort listing, nestled along the banks of Loon Lake. The White Moose Resort has been owned and operated with love and care since the 1980s be the same owners, and is now available for a new owner to carry on its legacy.
The property offers over 21 acres, most of which is untouched and developable. The resort features 10 log cabins, quaint and cozy and with beautiful views of the lake and surrounding area. The sellers have meticulously cleaned and maintained the cabins to ensure a seamless transition to new ownership. Each roof was also recently replaced, and will last now for many years to come. In addition to the cabins, the site also offers 30 RV sites, each of which have water and electricity, and access to a Sani-dump. For those looking to fish, Loon Lake is a renowned fishing lake, and the property comes equipped with its own boat launch and numerous docks for ease of access. The lake itself is approximately 215 feet at its deepest, and dense stands of coniferous forest mixed with small stands of deciduous growth with some rock outcroppings comprise the immediate shoreline surrounding the south shore. Loon Lake supports an excellent rainbow fishery up to 1.5 kg and provides plenty of fast action and lots of it! There is ample freshwater shrimp, dragon fly, nymphs, chironomid and may flies which make this a good fly fishing lake as well; however, trolling with flatfish and spinning lures are the most popular methods used here.
Additional recreational activities include; boating, kayaking, canoeing, jet skiing, snowmobiling, snowshoeing, cross-country, ice fishing, ATVing, hunting, mountain biking, etc.

ACCESS
From Kamloops (1.5 hours)
Take the Trans-Canada (Highway 1) west for 75 km (46.5 miles) to the community of Cache Creek. Turn north (right) onto Highway 97 and travel 32 km (19.8 miles) to 20 Mile House. You will see signage for Loon Lake Resort, turn right and drive 17 km (10.5 miles) to the southwest end of Loon Lake. Continue along Loon Lake Rd towards the end of the lake and look for the resort signage.
From Lower Mainland (4 hours to Fraser Valley)
Take the Trans-Canada (Highway 1) east up the Fraser Canyon to Cache Creek. Then continue north on the Cariboo Highway (Highway 97) for 32 km (19.8 miles) to 20 Mile House. You will see signage for Loon Lake Resort, turn right and drive 17 km (10.5 miles) to the southwest end of Loon Lake. Continue along Loon Lake Rd towards the end of the lake and look for the resort signage.

In winter, the roads are very well maintained and access is very safe and reliable. Few lakes in BC are as active and alive as Loon Lake in winter—with numerous fishing holes, a lively winter carnival, unbelievable snowmobiling, tobogganing, showshoeing and much more.
Cache Creek
Population: 1,050
Cache Creek a picturesque 30-minute-drive away serves as the commercial centre for residents and visitors to Loon Lake with numerous restaurants, shopping, grocery store, service stations, Sani-dump for campers, post office, banks and more.
Real Estate/Development Market BriefReal estate and development on and around Loon Lake has experienced well managed growth over the past few years with an overall shortage of supply of developable land for either fee simple lots or strata ownership RV sites/basic cabins. At present there are several rental options for cabins and RVs, but site ownership virtually not available.
Over the past few years there have been more and more upper end homes being constructed on the lake and a few subdivisions of existing property to create smaller 1 acre parcels with high end homes, in an essence more money has been visible around the lake in both the residents and visitors—evident in the growing number of high end boats visiting the resort.
The majority of purchasers over the past 5 years have been from the Lower Mainland with an emphasis in the Fraser Valley. The second most popular location has been Kamloops with the purpose of the transaction being mainly for a second home/recreational property followed by a number of retirees locating to the area permanently.

RECREATION
Loon Lake is an outdoor recreation seekers paradise. There is no shortage of demand to be on and around a lake with this much opportunity, fair weather, stunning landscapes and close proximity to major populations, but what has given this lake its name and keeps people coming back over and over again is the consistently good fishing with visitors and residents often catching their daily limit year-round!
Fishing Report
Loon Lake supports an excellent rainbow fishery up to 1.5 kg and provides plenty of fast action and lots of it—making it extremely popular with youngsters. Lots of freshwater shrimp, dragon fly, nymphs, chironomid and mayflies make this a good fly fishing lake; however, trolling with flatfish and spinning lures are the most popular methods used on the lake.
The fishing is so good many fish are caught just off the docks.
